Please use this form for all revision
requests to completed appraisal reports only. If the
report is not yet completed, then please use eTrac to
communicate any issues, changes, comments, etc.... ALL
REQUESTS MUST BE USPAP COMPLIANT.
You may also use eTrac to convey any revision requests
as well.
Keep in mind, that if you have comps that you feel
are more adequate than those used by the appraiser,
then we will need the full address and APN for each
comp you want us to consider.
Lender name changes are not what the name implies.
If you are sending the appraisal report to numerous
lenders, banks, mortgage providers, requiring each report
be written in their name, then it does in fact according
to USPAP constitute the writing of a new report. AS
A COURTESY, we will discount the cost of the new report
as long as it does not require any changes to value
or comps. IF IT DOES.... then we will charge for a new
report, but will apply a discount to that as well. This
discount is set on a per appraiser/report basis.
Your request depends on its' complexity and the availability
of the appraiser. Most revisions can be completed within
24-48 hours of request. Other revisions may take longer.
PLEASE DO NOT CALL IN YOUR REVISION REQUEST.
All requests must be in writing from the company to
whom the report was made to. This is absolutely non-negotiable.
Expediting your request is a primary function of this
form, so please fill it in where appropriate in its'
